• Facts about servicing your furnace

    While I think our roof is the most important component of our house my wife disagrees. For her the furnace is most important! She wants our house toasty in the cool days. We have regular debates on the thermostat settings. Things would be very unhappy in our home if the furnace stopped operating and things dropped below 72-degrees.

    I recently had my furnace and heat pump serviced by CM Heating in Everett.  The tech they sent out, Scott, was awesome! He patiently fielded all my questions and did a great job explaining things to a curious home inspector. My electronic filter was no longer working so he recommended replacing it with a disposable 4″ filter (about $12) and if I desired, an Air Scrubber Plus (about $900). He also found a capacitor that was failing to hold a charge in the blower motor. While I declined the air scrubber I had him replace the capacitor to keep things in good working order. He checked the refrigerant levels on the heat pump and the rest of the components. $380 later our system was good to go for the next couple of years. By the way – there was no pressure on the air scrubber upgrade. If he came to do it later it would be a $50 return call charge. It was nice to not have someone pushing upgrades!

    Servicing one’s furnace within twelve months of purchase/sale is my most common inspection recommendation. While I check the mechanical operation of the burners, exhaust fan and blower fan, and perform a visual inspection of the visible components, the HVAC technician will access the burn compartment and study the most vital part – the heat exchange. When the heat exchange deteriorates it is time to replace the furnace. This is the component (in gas furnaces) that allows carbon monoxide into the household air.
