    For clients who have been in their home for a year or more there are essential maintenance steps to prolong the life expectancy of the household components, reduce future costs of deferred maintenance, and ensure an enjoyable standard of living. The Home Assessment and Servicing identifies areas of needed maintenance and repairs while completing some of the basic maintenance on behalf of the owner.

    Cost and Time?

    Starting at $395 based on house size and scope of maintenance performed. Most Home Assessment and Servicing visits will take between 1-2 hours.

    What is Included?

    ASSESSMENT

    • Assess visual condition and estimated life expectancy of:
      1. Gutters, downspouts, roofing shingles, vents, etc.
      2. Vegetation near house and landscape clearance.
      3. Paint on siding and trim.
      4. Driveway and walkway drains and water run-off.
      5. Electrical lighting bulbs, fixtures, switches and outlets.
      6. Plumbing connections with kitchen, bathroom features, and exterior faucets.
      7. Furnace, outdoor AC or heat pump unit.
      8. Conducive conditions for wood-destroying organisms.
      9. Attic, basement and crawlspace areas including their access covers and sump pump operation, if present.

    SERVICING

    • Test smoke, carbon monoxide and moisture detectors and replace batteries as needed.
    • Test GFCI outlet receptacles.
    • Clean fan covers, screens and applicable furnace grills and filters, and dryer exterior vent.
    • Replace (or clean) furnace filter if replacement is present.
    • Clean sink drains and p-traps.
    • Confirm settings on whole house fan timer and temperature setting for hot water unit.
    • Offer list of additional maintenance recommendations.

    Limitation: Basic home owner maintenance tasks will be addressed. Roof and gutter cleaning, re-painting, pressure washing, specialized maintenance servicing, and major repairs will require the client hiring of a qualified contractor. Referral recommendations can be provided.


    Timeline for inspection response, day or time preference, included outbuildings, occupied or vacant, name of real estate agent, etc.
