When dealing with the number one house problem in the Northwest, water, there is an important feature that most people never notice. At joints and protrusions and edges of our roofs is a feature called “flashing.” This bling is for your house to channel water in the right direction. It serves like bumpers and channels for gallons of water flowing down our roofs from the rain. When installed properly flashing is something you will hopefully never notice – and that is the way it should be!
However, if flashing is not doing its job the damage that results can be seen in these pictures. I often comment to clients that water is brilliant! It always finds the path of least resistance and has the super power to wick back up against gravity and find a new and often destructive way to the lowest point on your property. Fortunately water is predictable. Unfortunately it is very sneaky an elusive. Fortunately we have lots and lots of it here in the Northwest. Unfortunately we underestimate its power!
If you notice water running down the exterior walls, water stains on your ceiling, peeling siding paint, or water dripping behind your gutters you probably have a flashing problem.
